Verification Survey in Quezon City

Check if the lot on the ground really matches the title.

What is a verification survey?

A verification survey compares the title and technical description against the lot on the ground and against the surrounding lots. It can reveal overlaps, encroachments, area differences, and technical description errors before they become expensive problems.

It is often done before buying a lot, before a loan, or when something about a title looks wrong.

When do you need it?

  • You are buying a lot and want to confirm what you are really getting.
  • A bank or buyer asks for proof that the lot matches the title.
  • The area on the title differs from the area on the ground.
  • You suspect an overlap with a neighboring title.

Documents needed

  • Copy of the title (TCT)
  • Tax declaration
  • Vicinity map or address and landmarks
  • Owner or buyer ID and authorization if representing someone

The process

  1. Document review and plotting of the technical description
  2. Comparison against available survey records and neighboring lots
  3. Field check of corners and occupation on the ground
  4. Report of findings with sketch of any differences
  5. Recommendation on next steps if a problem is found

How long does it take?

Usually 3 to 7 working days. Longer if records must be requested from government offices.

How much does it cost?

The price depends on your lot. Send us your title and we will give you a clear quote before any field work.

What affects the cost

  • Lot size and number of corners
  • Availability of reference points and neighboring plans
  • Whether a sealed plan or only a report is needed
  • Records requests from government offices

Common questions

Does a clean title mean no problem?

Not always. A title can be valid and still have an area or boundary that does not match what is physically occupied. That is exactly what verification checks.
