Consolidation Survey in Quezon City

Merge adjoining lots into one, with one plan and one title.

What is a consolidation survey?

A consolidation survey combines two or more adjoining lots owned by the same person into a single lot. The geodetic engineer prepares a consolidation plan and a new combined technical description, which is approved by the DENR and then used to cancel the old titles and issue one new title.

Combining lots can simplify building permits, taxes, and future sale.

When do you need it?

  • You are building across the boundary of two adjoining lots.
  • You bought the lot next door and want one title.
  • You want to reduce paperwork for permits or financing.
  • Developers or businesses assembling a larger site.

Documents needed

  • Copies of the titles of all lots to be consolidated
  • Latest tax declarations and real property tax receipts for each lot
  • Owner ID (all lots must be under the same registered owner)
  • Any existing survey plans for the lots

The process

  1. Check that the lots are adjoining and under the same owner
  2. Relocation of existing corners if needed
  3. Field survey of the combined boundary
  4. Preparation of the consolidation plan and new technical description
  5. Submission for DENR approval and follow-up
  6. Release of the approved plan for titling at the Registry of Deeds

How long does it take?

Usually 3 to 8 weeks, mostly driven by the approval stage.

How much does it cost?

The price depends on your lot. Send us your title and we will give you a clear quote before any field work.

What affects the cost

  • Number of lots being merged
  • Total area
  • Whether the original corners need to be re-established first
  • Government approval and registration fees (paid separately)

Common questions

Can I consolidate lots with different owners?

Not directly. The lots must be under the same registered owner first, which may require a sale or transfer before consolidation.
